We will send you a link upon booking to our online "Welcome Guide" This is our house manual that includes all the information you will need to know about our home and offers LOTS of suggestions for dining and things to do while in the Tampa Area! You can also pre-order cakes, treats, and goodies to be in the home upon arrival and items if you are celebrating a birthday, anniversary, or other special event!
We want you to enjoy your stay but feel it necessary to communicate the below items as not every guest arrives with the intention to be respectful and enjoy the “sharing community” experience. Please read through and ask any questions keeping in mind each “rule” has been created due to a previous guests behavior.
** Please NOTE** This does not apply to most guests but because of previous guests behavior we must state that we have implemented a ZERO TOLERANCE policy regarding verbal abuse, threats, condescending and foul language towards myself, my Co-Hosts or any vendors.(pest control, pool maintenance, handyman, etc.) ALL communication needs to be kept on platform, meaning Airbnb Messages, we will NOT communicate via phone or text so that all communication is documented for Airbnb. ANY abuse from guests will be grounds for immediate cancellation of your reservation without refund. You will be removed from the property by law enforcement regardless of the time of day or night. Think twice.
Most questions about the property and amenities can be answered by checking our online WELCOME GUIDE. The link to the WELCOME GUIDE will be sent with your booking confirmation. There's also a TON of local suggestions for food & fun!
-- Minimum Age Requirement- The person booking the reservation must be 25+ We do not host young adult groups. (i.e. Spring break, etc.) No exceptions sorry! (Luxe Homes Minimum age is 30+)
- Maximum Occupancy- is disclosed in the listing. All guests must be registered and ID required. The person booking MUST be present during stay. No 3rd party bookings.
- You MUST book for the correct number in your group, including children. ALL guests MUST be registered as required by our insurance carrier. Guests will be required to provide ID in-person in the event registration is not completed prior to arrival. Please include the person booking on the registration form.

- Certain events MAY require an additional security deposit as well as in person check-In:
o Gasparilla
o Sunset Music Fest
o Spring Break-. No, your Mom or Dad cannot book for you.

- Events-No parties or events, “Dinners” or gatherings. No exceptions

- LOCAL GUESTS- Must contact host prior to booking.

- Setting Expectations- Please DO NOT expect perfection. We try to ensure everything is in working order and properly maintained. We are aware our home may have a few imperfections from past guests use and abuse. We are working to make repairs. Some repairs do not happen overnight or in the 4-5 hours between guests. Please be understanding
- Parking- Please refer to the property listing for number of parking spots. RVs, motorcycles boats, trailers, etc. (not allowed at SC properties) ASK first Never park on the lawn as our sewer and sprinkler systems can incur serious damage.

- Check in/Out times: Check in is at 4pm. Check out for most properties is 11am- Please see times listed as larger home do have a 10am check out time to allow for cleaning. Please refer to the Welcome Guide for the property you have booked.
- EARLY Check in/ LATE check out- Not Offered. Please refer to the Welcome Guide for options for paid off-site luggage storage.
- SMOKING/Vaping/Medical Marijuana : Our home is a non-smoking environment in its ENTIRETY. Please smoke at CURB or at least 15 feet from any door & dispose of your cigarette butts. Please do not smoke on the pool deck (if applies) See below fines.
- Pool Hours: (if applies) 8am-10pm We are ok with you using the pool outside of these hours with the understanding that voices be kept low and NO music by the pool after quiet hours. We want you to enjoy your stay but we do need to be respectful to neighbors.
- Pool Safety (IF APPLIES)- There is no lifeguard on duty! There is no safety fence or net around the pool. Parents must monitor children, at all times. Children should be supervised, at all times. No running around the pool area. Swim at your own risk.

- Pool Heat (IF APPLIES) The pool is heated all year but due to ambient temps at times being higher than the set temp (85-87) the heater may not kick on. The pool is not a hot tub and guests are NOT permitted to touch the controls. In extreme cold the heater will not warm the water to 85-87. This is out of our control. The heater operates only during the day when the pump is running. Heat will hold for a few hours afterwards.

- TV/Cable: While we do not have cable TV, the TV(s) are Smart TV(s) w/access to Netflix, Hulu, & Amazon. You are welcome to log into your accounts but remember to log out before you check-out! **Please do not download or stream any unlawful content**

- Underage drinking/Drugs/Weapons/Firearms/Bad behavior- Illegal, defiant, malicious, or disrespectful activity of ANY KIND WILL NOT be tolerated. Medical Marijuana may not be used INSIDE our home. Smoking rules apply. No one under the legal drinking age may consume alcohol on/in the premises. No WEAPONS/FIREARMS are permitted in or on our property. Your reservation will be cancelled without refund at the discretion of the host.

- Gas Grills (if applies) Please let us know if we need to exchange the tank for the grill. In most homes we provide a backup.

- MAINTENANCE: Routine maintenance may occur during your stay. This includes but is not limited to monthly pest control, lawn care, pool care (if applies) valet trash services and more! As long as the host provided proper notice before entry, the guest cannot refuse to the let the tech enter the rental property. In emergencies, the host may enter the rental property without notice. Most maintenance is scheduled between stays but there may be times when our service providers are unable to do so.

- Plumbing: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask NOT to flush anything other than toilet paper. NO feminine hygiene products, NO paper towels, NO flushable wipes- these WILL clog the sewer system and cause a backup. If maintenance is called to the home to clear clogs or items from our drains, you may be financially responsible for any potential damage! We simply want to ensure you have a royal flush kind of stay.

- Home Furnishings & Contents: Do not re-arrange indoor and outdoor furniture.
- The condition of the home is documented with photos before and after each guest. Broken, damaged, or missing items may result in additional charges. We do understand accidents happen. In order for us to prepare for the next guests we need to know if something needs to be replaced or repaired. Please do not try and hide damages, chances are we will not charge if you are honest and the cost is minimal.

- Cameras/Security Devices- All devices are exterior only front and back. Some homes have security devices near Pool equipment. No devices that see, hear, or record are located inside the home. Devices are not monitored but we do have cloud recording in the event of a reported incident, problem or complaint by a guest/neighbor.
Cameras and security devices if touched, moved, covered or otherwise disabled by guests are ground for IMMEDIATE cancellation of your reservation and your immediate removal from the property regardless of the time of day or night. We DO NOT monitor camera at ANY time. We WILL review cloud recording in the event of a neighbor complaint, reported problem, or incident. Please don’t give us a reason.
- LINEN SERVICE- All linens are sent out to be laundered. There may be a blue laundry bag on the porch when you arrive. Please DO NOT bring it in. If for some reason it is there for longer than a day please let us know.
- Excess Cleaning-If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the property in, an additional $250+ cleaning fee will be assessed. Stained linens (body fluids, food, drink etc. will be assessed case by case) Replacing linens after each guest is not a cost of doing business and is NOT part of your cleaning fee. We ask you do not eat or drink in beds to help prevent these types of stains.
- Commercial Photography/Video filming: Strictly prohibited without written consent of the owner/agent. A location agreement and release as well insurance declaration certificate and project outline are required. A location fee will apply. Please be aware this property is NOT to be used for any type of production shoot (still or video) or Social Media "Influencer" types of shoots that are revenue producing.
- The home is available at an hourly rate for this type of commercial photography. Airbnb or VRBO nightly rates do not cover the location fees. We do not allow production shoots to have overnight guests and cannot be booked on Airbnb or VRBO.
If not disclosed you risk your reservation being cancelled without refund and you being trespassed from the property.

- Candles/Incense/Lighters: No open flames please!

- Energy Conservation: Please do not leave open the doors as we try to be mindful of energy use. Mosquitos and other insects WILL also enter the house.

- Children: Parents are responsible for the actions of their children both physically and for any damage they may cause via willful misconduct or intentional acts. Please also do not allow children to eat outside of the kitchen.
- PET POLICY- We DO NOT offer pet friendly properties. Any violations for unauthorized pets may result in your reservation being cancelled without refund. ESA animals are considered pets. Service Animals please disclose. (We prefer no pets/animals at all)
FALSE documentation and representation of "service animals" in Florida is a CRIME and misdemeanor and we WILL prosecute.
We will be happy to provide local boarding recommendation that are NOT our home. If you are caught you will have your reservation CANCELLED without REFUND
Misrepresentation of a Service Animal in Floirida is a misdemeanor 2nd degree.
Florida law allows us to ask for a letter from a Dr or certified mental health professional. stating the need for such an animal

Please refer to Fl Statue. S. 775.082 (9) A person who knowingly and willfully misrepresents herself or himself, through conduct or verbal or written notice, as using a service animal and being qualified to use a service animal or as a trainer of a service animal commits a misdemeanor of the second degree, punishable as provided in s. 775.08

SERVICE FEES: In addition to the Reservation Total, Agent requires payment in the event of:

1. Unapproved Pets/Animals-We do not offer pet friendly properties. Unapproved pets will incur a $250 fine per pet. Applies as outlined in listing.

2. Late Check Out-$100 Late Checkout Fee per half hour- You must check out on or before 11 a.m. (EST) (10am at larger homes as outlined) on the day of your departure. This is a hard deadline, the cleaners WILL arrive at check out time.

3. Excess Cleaning-$250 Excess Cleaning Fee. Normal cleaning services are provided for customary and ordinary use. However, any excess cleaning required shall result in imposition of an excess cleaning fee.

4. Smoking/Vaping-$500+ fine for smoking or vaping for recreational or medical use of cannabis, hemp, marijuana or tobacco inside or near any door or window where smoke can linger and cause trace odors. No smoking is permitted on the Property or within 15 feet of any door or window. The best place to smoke or vape is at curb.

5. Missing Items and Damage. Guest will be charged for any missing items reasonably attributable to Guest and not returned after notification, including lost keys and towels. Guest will be responsible for any damage to Property, furnishings, or furnished household items.

6. Lost Key-$250 Lost Key/rekey fee

7. Owner Closet-$500 tampering with or forceable entry to owner’s closet(s) SORRY, but we have some guests that feel entitled to take or use everything in the home.

The home does have a wood burning fireplace, for decorative purposes only! We do not allow guests to have any open flames in the home. We have not had the chimney inspected so we ask that you respect the no fire in the fireplace rule!

Guests will have entire home access except for the garage and owners closets which we use for storage. Guests are NOT permitted to touch pool equipment. AT ANY TIME. This is due to a former guest making "adjustments" and the pump exploding, flooding the yard and causing over $5k in damages.

It was an early residential area of Tampa connected by streetcar.. The neighborhood's historic homes, eclectic shops and gourmet restaurants are an increasing draw.
