Terms and Conditions

Check-In
Check–In time is 3:00 p.m or after(4pm at larger properties). Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Residences are not always available at the earliest listed check-in time, especially during peak seasons.

Check-Out
Check-out time for all properties is by 11:00 a.m (Some properties 10am, please check confirmation) and is strictly enforced.
A $250 late check out fee will apply

Arrivals have access to the property through the keyless front door access system installed at most homes, or through the wall mounted lock box (holding keys) which is visibly located near the front door of the vacation home.

Advanced Reservations
Reservations are accepted up to 1 year in advance. Those that are made for a future period, for which rates have not yet been set, are considered tentative. Once rates are set, notice will be given. At such time, guests will have the option of guaranteeing their tentative reservation with a deposit.

Minimum Length Of Stay
Length of stay requirements vary by property and time of year. All Rentals will be charged a one time cleaning fee (fees vary by size of vacation home), which is automatically added to your quote when booking online.

Deposits and Fees
To confirm a reservation, a USD non-refundable deposit of 50% of the total booking is due at the time of booking is required. The final payment of the reservation must be paid in full 30 days prior to arrival date. If a credit card is used for payment, the credit card holder must be able to present the credit card and sign a credit card authorization form after deposit.

Please be advised that intentional damage or gross negligence are the responsibility of the guest and are not covered by the daily rate or cleaning fee. A credit card (debit cards and pre-paid credit cards are not accepted) must be given for all reservations to act as a security deposit. This credit card number will be charged if items are stolen or damaged (see above) in the rental property. The property should be left reasonably clean. If the property is not left in a suitable condition, it may be necessary to charge the credit card for costs to cover extra cleaning. A hold in the amount of the security deposit will be placed on the card 24 hours prior to arrival and released 24 hours after check out unless there are damages.

Payment
Full balance MUST be paid 30 days prior to arrival. We accept only major credit cards. No debit or prepaid cards are accepted./ Any balance owing after check-out is automatically charged to the credit card on file.

Taxes
Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities.

Refunds and Cancellations
Changes in reservations received by FlipMybnb 31 days or more prior to the arrival date are subject to an $150 cancellation processing fee. (if the amount of the refund is in excess of $150 in credit card fees the cancellation fee will be 3% of the reservation amount.) Cancellations received by Flipmybnb Vacation Homes 31 days or more prior to the arrival date are subject to the $200 non-refundable deposit. If cancellation is received between 30 to 16 days prior to the arrival date, the guest will forfeit 50% of the rental. Cancellations received within 15 days of arrival or no-shows will forfeit 100% of the rental. Special Cancellation terms apply to special events and holidays - please ask for more detail. Please retain your cancellation email as a proof of proper cancellation notice. Changes to reservations are not allowed inside 30 days prior to arrival date. Please understand that vacation homes do not usually resell on short notice. No refunds are granted for early departure and/or eviction. No refunds or reductions in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning WIFI, air conditioners, heaters, dishwasher, washers, dryers, televisions, VCR, DVD players, game consoles, swimming pools, other appliances and amenities.

Occupancy
All properties are limited to the bedding capacity as published on the website and to Registered Guests Only. Management reserves the right of eviction for unauthorized occupancy (maximum occupancy standards are regulated by the county fire chief and local authorities).

Parking
The number of available parking spaces will vary according to the property. Many properties have restrictions for trucks, campers, boat, trailers, etc. Please note that even though garage size may be specified for each vacation home, these are not always available for parking your car inside.

Amenities’
Amenities’ are never guaranteed. There are times when items are in need of service or out of order and are beyond our control. No refund will be given.

Smoking
All residences are designated NON-SMOKING, unless clearly specified otherwise. Should indoor smoking be detected by the management company, a $500+ fine (used to remove the smoke from the property) will be charged to the guest credit card.

Pets
Pets are only allowed in a few Vacation Homes properties. These are clearly marked as ‘pet friendly’ on our booking website. Should a pet be found in any non-pet friendly home, a $250 fine will be charged to the guest credit card.

Special Needs
If you have special needs, please be sure to request them at the time of reservation. Our staff will accommodate everyone to the best of their ability.

Barbecue Grills
Some communities and private residences are equipped with barbecues grills. Please use caution when grilling.
Note: Outdoor grilling is permitted only in designated areas. Grilling on pool decks, balconies, or screened porches is prohibited by law.
Cribs, High chair and Sofa-Beds
Most of our vacation homes have a sofa-bed. Any additional requests for roll-away beds, air mattress. cribs, and high chairs are subject to a fee.

Pool Heating and Safety
Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. Pools are cleaned weekly and there will be times when the pool must be treated where it may cause times when it is not usable.This will be done according to the pool maintenance department schedule and cannot be scheduled according to guest request. During some occasion when it rains or when screen doors are left opened bugs and debris might get into the pool. When there is a pool heater present, the heater is set to warm the pool up until 86-88 degrees. Actual water temperature may vary from day to day as a result of ambient weather conditions during the day and night. If a hot tub is present, the temperature will rise to about 100 degrees when activated. Please do not leave hot tub running all day as it will limit circulation in main pool and possibly cause the main pool to turn green due to lack of filtration.


Lock-Out Charge
Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after office-hours lock-out will result in a $125.00 charge. Please refer to your Welcome guide for lock out instructions.

Substitutions
Management strives to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other circumstances, we cannot always guarantee a specific rental property. We reserve the right to change assignments without notice or liability should a residence become unavailable.

Age
We will not rent to vacationing students or singles under 25 years of age. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit and possible eviction.

Behavior
Loud or unusual behavior is strictly prohibited. Management reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance. Violation of any property rules will result in immediate eviction and forfeiture of rent and deposit.

Entry of Premises
An authorized employee or repairman may enter premises during regular business hours for any purpose connected with the repair, improvement, care and management of the premises. The property you occupy may be listed for sale. If so there is a possibility that our real estate office will call you and request a convenient time for a showing during your stay. Every effort will be made to schedule showings so as not to interrupt your vacation.

Agency Disclosure
FlipMyBnb serves as the representative of all owners in its rental program, and is acting, at all times, in and for the best interest of the owners.

Reporting Damages
The guest must report promptly any loss or damage to the unit or its contents to Excellent Vacation Homes staff by calling the management office at 813-906-6233
