House Rules
Windy Shores l RULES & REGULATIONS
To make everyone's visit more pleasant, we have adopted the following rules:
1. No Grilling or Barbecuing of any kind is permitted in or around the building and balconies.
2.Parking is strictly limited to one vehicle on site per condo and is based on availability. Additional parking is available at the "offsite lot" located just a 100 yards west on 33rd Avenue. *Combine parking (onsite/site) is limited to two vehicles
PARKING PASS MUST BE DISPLAYED AT ALL TIMES WHILE PARKED
-Violators will be towed at the vehicle owner's expense-
3. No Boats,RV's or Trailers allowed -Violators will be towed at the owner's expense
4. Dumpsters are provided on the south end of the property. Never store or leave trash in the stairwells.
5. No glass bottles or glass objects in the vicinity of the pool area at anytime.
6. Pool furniture is never to be removed from the pool area and cannot be reserved.
7. Please follow all rules posted pool side and remember that minor children MUST be supervised at all times.
8. Please be courteous and observe our Quiet Time "by keeping noise to a minimum
between the hours of 11 PM - 8 AM
9. Pool closes at 10PM
10.Never feed any birds from your balcony or from anywhere on the property as per local
ordinances, fines will be assessed according to local rules.
11. Be aware that you are not permitted to hang towels or any other objects from balcony
railings as per local ordinance.
12.Fireworks are not permitted to be discharged at any time of the year from anywhere on
the property or beach as per local ordinance.
13.Golf carts are not permitted on the property.
14.Stairwells must be kept clear of all personal belongings to avoid trip hazards.

YOUR COOPERATION IS NECESSARY AND GREATLY APPRECIATED!
The condo is a 3rd floor walkup. NO pets are allowed by the condo association and there is only 1 parking spot with no overnight parking nearby. There are no motorcycles, Rv’s, or trailers permitted. A few extra guest spots are available and are first come first served.
Pest control is performed the last Tuesday of each month by the condo association.

We want you to enjoy your stay but feel it necessary to communicate the below items as not every guest arrives with the intention to be respectful and enjoy the “sharing community” experience. Please read through and ask any questions keeping in mind each “rule” has been created due to a previous guests behavior.
Most questions can be answered by checking our online WELCOME GUIDE. The link to the WELCOME GUIDE will be sent with your booking confirmation. There's also a TON of local suggestions for food & fun!
- Minimum age is 25! ALL guests MUST be 25+ with exception of parent/child/guardian relationships. We DO NOT host young adult groups, spring break, etc. If you have questions please ask.
- We ask that you have booked for the correct number in your group, including children ALL guests MUST be registered as required by our insurance carrier. Guests are required to provide ID in-person in the event registration is not completed.
- Events-No parties or events, “Dinners” or gatherings. No exceptions
- Setting Expectations- Please DO NOT expect perfection. We try to ensure everything is in working order and properly maintained. We are aware our home may have a few imperfections from past guests use and abuse. We are working to make repairs. Some repairs do not happen overnight or in the 4-5 hours between guests. Please be understanding
- Parking- Please refer to the property listing for number of parking spots RVs, boats, motorcycles, trailers, etc are NOT ALLOWED BY THE HOA.
- EARLY Check in/ LATE check out- Not Offered. Please refer to the Welcome Guide Tab
- SMOKING/Vaping/Medical Marijuana : Our home is a non-smoking environment in its entirety. Please smoke at curb or at least 15 feet from any door & dispose of your cigarette butts. Please do not smoke on the balconies, this is prohibited by the HOA
- TV/Cable: We do cable TV, the TV(s) are also Smart TV(s) w/access to Netflix, Hulu, & Amazon. You are welcome to log into your accounts but remember to log out before you check-out! **Please do not download or stream any unlawful content**
- Underage drinking/Drugs/Weapons/Firearms/Bad behavior- Illegal, defiant, malicious, or disrespectful activity of ANY KIND WILL NOT be tolerated. Medical Marijuana may not be used INSIDE our home. Smoking rules apply. No one under the legal drinking age may consume alcohol on/in the premises. No WEAPONS/FIREARMS are permitted in or on our property. Your reservation will be cancelled without refund at the discretion of the host.
- MAINTENANCE: Routine maintenance may occur during your stay. This includes but is not limited to monthly pest control, lawn care, pool care(if applies) valet trash services and more! As long as the host provided proper notice before entry, the guest cannot refuse to the let the tech enter the rental property. In emergencies, the host may enter the rental property without notice. Most maintenance is scheduled between stays but there may be times when our service providers are unable to do so.
- Plumbing: The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask NOT to flush anything other than toilet paper. NO feminine hygiene products, NO paper towels, NO flushable wipes- these WILL clog the sewer system and cause a backup. If maintenance is called to the home to clear clogs or items from our drains, you may be financially responsible for any potential damage! We simply want to ensure you have a royal flush kind of stay.
- Home Furnishings & Contents: Do not re-arrange indoor and outdoor furniture. The condition of the home is documented with photos before and after each guest. Broken, damaged, or missing items may result in additional charges. We do understand accidents happen. In order for us to prepare for the next guests we need to know if something needs to be replaced or repaired. Please do not try and hide damages, chances are we will not charge if you are honest and the cost is minimal.
- Cameras/Security Devices- All devices are exterior only front and back. No devices that see, hear, or record are located inside the home. Devices are not monitored but we do have cloud recording in the event of a reported incident, problem or complaint by a guest/neighbor.
- LINEN SERVICE- All linens out to be laundered. When you arrive there may be a blue laundry bag on the porch. Please DO NOT bring it in. If for some reason it is there for longer than a day please let us know. The laundry for the next guest will be returned to the property within 48 hours. It will be placed in the black and yellow bin on the porch OR the beach closet(if applies), Typically, they will be there only a minute or 2.
- Excess Cleaning-If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the property in, an additional $250+ cleaning fee will be assessed. Stained linens (body fluids, food, drink etc. will be assessed case by case) Replacing linens after each guest is not a cost of doing business and is NOT part of your cleaning fee. We ask you do not eat or drink in beds to help prevent these types of stains.
- Commercial Photography/Video filming: Strictly prohibited without written consent of the owner. A location fee as well as insurance declaration certificate and project outline are required.
- Social Media /Influencers- ASK prior to booking to film content
- Candles/Incense/Lighters: No open flames please!
- Energy Conservation: Please do not leave open the doors as we try to be mindful of energy use. Mosquitos and other insects WILL also enter the house.
- Children: Parents are responsible for the actions of their children both physically and for any damage they may cause via willful misconduct or intentional acts. Please also do not allow children to eat outside of the kitchen.
Fines/Fees
- $500+ fine for smoking or vaping for recreational or medical use of cannabis, hemp, marijuana or tobacco inside or near any door or window where smoke can linger and cause trace odors
- $100 Late Checkout Fee per half hour
- $250 Lost Key
- 250 Unapproved pet
- $500 tampering with or forceable entry to owner’s closet(s) SORRY, but we have some guests that feel entitled to take or use everything in the home.
-** Please NOTE** This does not apply to most guests but because of previous guests behavior we must state that we have implemented a ZERO TOLERANCE policy regarding verbal abuse, threats, condescending and foul language towards myself, my Co-Hosts or any vendors.(pest control, pool maintenance, handyman, etc.) ALL communication needs to be kept on platform, meaning Airbnb Messages, we will NOT communicate via phone or text so that all communication is documented for Airbnb. ANY abuse from guests will be grounds for immediate cancellation of your reservation without refund. You will be removed from the property by law enforcement regardless of the time of day or night. Think twice
