House Rules
Windy Shores l RULES & REGULATIONS
To make everyone's visit more pleasant, we have adopted the following rules:
1. No Grilling or Barbecuing of any kind is permitted in or around the building and balconies.
2.Parking is strictly limited to one vehicle on site per condo and is based on availability. Additional parking is available at the "offsite lot" located just a 100 yards west on 33rd Avenue. *Combine parking (onsite/site) is limited to two vehicles
PARKING PASS MUST BE DISPLAYED AT ALL TIMES WHILE PARKED
-Violators will be towed at the vehicle owner's expense-
3. No Boats,RV's or Trailers allowed -Violators will be towed at the owner's expense
4. Dumpsters are provided on the south end of the property. Never store or leave trash in the stairwells.
5. No glass bottles or glass objects in the vicinity of the pool area at anytime.
6. Pool furniture is never to be removed from the pool area and cannot be reserved.
7. Please follow all rules posted pool side and remember that minor children MUST be supervised at all times.
8. Please be courteous and observe our Quiet Time "by keeping noise to a minimum
between the hours of 11 PM - 8 AM
9. Pool closes at 10PM
10.Never feed any birds from your balcony or from anywhere on the property as per local
ordinances, fines will be assessed according to local rules.
11.Be aware that you are not permitted to hang towels or any other objects from balcony
railings as per local ordinance.
12.Fireworks are not permitted to be discharged at any time of the year from anywhere on
the property or beach as per local ordinance.
13.Golf carts are not permitted on the property.
14.Stairwells must be kept clear of all personal belongings to avoid trip hazards.

YOUR COOPERATION IS NECESSARY AND GREATLY APPRECIATED!
The condo is a 3rd floor walkup. NO pets are allowed by the condo association and there is only 1 parking spot with no overnight parking nearby. There are no motorcycles, Rv’s, or trailers permitted. A few extra guest spots are available and are first come first served.
Pest control is performed the last Tuesday of each month by the condo association.

The “Rules” are not meant to discourage any guest from staying. We <3 our guests!
It’s just that SOME guests come with the intention of having a free for all. These ARE the types of guests we want to discourage. PLEASE ASK if you have a concern or question. We WANT to provide a welcoming experience and have you LOVE our home. We just feel it necessary to communicate the below items as not every guest arrives with the intention to be respectful and enjoy the “sharing community” experience.
Please read through and ask any questions keeping in mind each “rule” has been created due to a previous guest behavior. We look forward to having you and wish for your stay to be exceptional.

Other things to note:
- Minimum age for booking is 25
- Certain events WILL require an additional security deposit as well as in-person check-in. These include:
o Gasparilla Weekend
o Sunset Music Fest Weekend
o Spring Break
- Please READ the messages we send. Messages are automatically sent upon booking, prior to arrival and checkout.
- Non-Smoking- This is a NON-SMOKING property in its entirety. This includes porches, patios, driveways, pool decks (if applicable) ANY trace odor or evidence of smoking will incur a $500 fine. You may smoke at the curb. Please dispose of cigarette butts. Please see the designated smoking area signs at the curb where smoking is permitted.
- Parking- Please read your arrival instructions. Most properties have specific parking details included in this communication. Typically, we can accommodate 1 or 2 vehicles. In most cases we cannot accommodate a large truck or trailer. Please ask in advance. We do not offer EV charging at any location.
- We provide a starter supply of TP (2 rolls per bathroom), Paper towels (2 rolls), & Trash bags.
- We do not provide gas for the grill (if applies) There is a tank and chances are there is plenty of gas. Just check prior to use. If you do need to exchange the tank the cost is nominal and can be done at Home Depot or 7/11.
- -We cannot accommodate EARLY or LATE check out requests. While we would love to be able to, we must ask that you adhere to check in and check out times. In most cases we will have guests prior to and after your visit. We need to give the housekeeping staff ample time to clean and turnover the home : ) We also use this time to schedule and perform routine maintenance.
- Any late check out is subjected to a late check out fee of $100 USD per half hour
- Lawn & Pool (If applies) Maintenance days are posted in the property. Sometimes the day of the week varies due to weather. Neither company will enter the home but they will have access to the yard to complete the services.
- Pest Control- We do provide monthly and on demand pest control at each property. The day of the month can vary but we will let you know if it is scheduled during your stay.
- Amenities and furnishings may change over time and are never guaranteed. Furniture and fixtures in rental properties suffer a great deal of wear and tear. We try our best to purchase only quality items and replace as needed.
All guest must to follow these rules at all times. These rules are strictly enforced.
- This is an Airbnb community, not a hotel, and is also our home, please be respectful of the property and keep it clean during your stay and before you leave. (Respect our property and our things)
- We ask that you have booked for the correct number in your group, including children. ALL guests must be registered. Acceptance of this reservation comes with the understanding you have read and agree to the house rules and will be bound by them. Just the basics to be sure we are on the same page. The "golden" rule applies!
- If you have a complaint about any aspect of the property upon addressing this complaint to Airbnb and/or to us you are authorizing us to enter the property and fix the stated issue to solve the problem. We don't need permission to access the property if there is something that you deem unsuitable, that needs remedy.
- Local guests must contact the host before booking
- Your cleaning fee includes linens, bath towels, as well as a starter supply of essentials such as toilet paper, paper towels, laundry pods and basic toiletries. Additional supplies are to be purchased by guests. The cleaning fee does not include washing dishes, pots and pans, excess cleaning, picking up trash or food left all over the home. Please be respectful and leave the home as you would a relative or friends.
-You may leave any unused food/drink etc. for the housekeepers if you are unable to take it with you. Any excess we donate to food banks or community kitchens.
-Please be respectful of bed sheets and towels. Makeup/foundation, towels are to be used only for their intended purposes (Any makeup/foundation face medications/creams, and tanning products that stain our regular towels will result in additional charges. Please avoid using regular hand/bath towels with all skin products.
- The occupancy limit for this property is stated in the listing. Unauthorized guests are not permitted on the property. All guests must be registered with email addresses on the booking platform. Go to your reservation details and add guest names there not in the body of the communication. By all means, if your mom wants to stop by just let us know.
- Broken, damaged, or missing items will result in additional charges. Each property if fully photographed before and after each stay.
- No parties, events, gatherings, “dinners” are permitted. No exceptions, please do not ask.
- No loud voices or noises or disruptive behavior. Quiet hours are to be respected 9pm-9pm
- No illegal activities, drugs or weapons of any kind. This includes underage drinking.
- Do not re-arrange indoor and outdoor furniture
- Please let us know immediately if something is malfunctioning so it can be rectified. However, all damages or missing items will need to be paid for by you before departure.
- If the house is damaged or dirty, in a condition beyond what a reasonable, courteous, guest, would leave the property in, an additional $250 cleaning fee will be assessed.
-Cameras, if on site, are not to be covered or disabled in any way. We do not monitor them at any time and only check cloud recording in the event of a problem, neighbor complaint or security issue.
-Commercial Photography/Video filming or publication is strictly prohibited without written consent of the owner. An insurance declaration certificate and project outline is required. Check in and check out times must be adhered to. Min stay requirements also enforced.
- Social Media /Influencers- ASK prior to booking to film content
-We DO NOT offer a lost and found. Please be sure you have ALL of your personal possessions prior to leaving. Please check out on time so that we can make the property ready for the next guests!
-No open flames please! (Candles, incense, lighters, etc)
-No guest pets permitted.
-No eating or food in beds please! This brings in unwanted guests: )
-We reserve the right of entry for maintenance and pest control as well as in the event of an emergency. We will communicate with guests and give notice when possible. Regular maintenance for Lawn and other services are posted on the white board in the property.
-Please do not leave open the doors as we try to be mindful of energy use. Mosquitos and other insects WILL also enter the house.
- Any house rules violation is ground for immediate termination of your stay
Fees/Fines
• $500 fine for smoking or vaping for recreational or medical use of cannabis, hemp, marijuana or tobacco inside or near any door or window where smoke can linger and cause trace odors.
• $250+ Excess cleaning fee
• $100 Late Checkout Fee per half hour
• $250 Lost Key
